Hema Anand
Hema Anand is a Partner at Colman Coyle in charge of the department dealing with the specialist area of Enfranchisement.
Hema is accredited with LEASE, an advisory board set up and funded by the Government to advise leaseholders, landlords and other parties about the intricacies of the law surrounding residential leasehold properties. Hema is also an integral member of the user group that works closely with the Leasehold Valuation Tribunal (LVT) to ensure that use of the Tribunal is fair and practical.
Hema acts mainly for leaseholders in connection with right to manage, individual lease term extensions or acquiring the freehold of houses, buildings converted into two flats to an estate of several blocks of flats or large mansion blocks containing in excess of 100 flats.
Hema and her department have in depth knowledge and experienced in dealing with the complex provisions of the enfranchisement legislation and has over the years guided and advised clients towards the amicable settlement of most actions. However, if the issues between the parties are incapable of resolution then Hema is experienced with handling matters before the LVT for determination.
Examples of the work undertaken by the department demonstrate the expertise and experience of the solicitors who shall be advising and handling your claims. Some of the complex issues the Department has dealt with over the years include missing landlords, seeking declarations from Court where the claim is disputed, acquiring intermediate leasehold interests, leasebacks, funding the action with third party investors, excessive landlord’s costs and so forth.
Hema also deals with general Commercial Property matters. She has over the years acted on behalf of a variety of clients in connection with Commercial and Residential property matters, including site acquisitions for residential development, business lease renewals, commercial lettings and dealings with investment properties.
Hema is also one of the few solicitors who is up to date with the law surrounding offers of first refusal as set out in the Landlord and Tenant Act 1987.
Hema trained at Colman Coyle, became an Associate in 2002 and a Partner in 2007.
