When Buying a Property

Searches against the property

Obtaining information from sellers’ solicitors and estate agent

Establishing ownership

Negotiating and agreeing the terms of the contract for the purchase

Exchanging contracts and preparing for completion

Obtaining the mortgage loan from the lender and the balance we need (if appropriate)

On the completion day, paying the agreed purchase money for the property

Following completion dealing with the payment of stamp duty to the Inland Revenue and registering ownership of the property at the Land Registry

Acting for the lender to make sure that its interests are properly protected (if appropriate)
When Selling a Property

Obtaining the title deeds of the property

Supplying information to the buyer through their solicitors

Negotiating and agreeing the terms of the contract of sale

Exchanging contracts and preparing for completion

Sending to you a completion statement setting out the financial side of the transaction

On the moving day, receiving the sale money from the buyer’s solicitors

Accounting to you for the sale money after settling the agreed estate agents’ sale commission and your mortgage (where applicable)

Following completion ensuring that the buyer is given all the necessary documents to enable them to register ownership of the property
In addition, we will assist you with all ancilliary matters. Having bought a property you may want to consider making a Will.
We also advise on various forms of co-ownership and will prepare Trust Deeds when required.
